Home watch in Iona, Florida
Iona sits about fifteen minutes from our base in Cape Coral, so when something needs attention we can usually be there the same day. Weekly or bi-weekly visits, with dated photos after every one.

A neighborhood where most houses sit empty in summer
Iona runs through south Fort Myers between McGregor Boulevard and Summerlin Road, down toward the Sanibel Causeway. Census estimates put roughly one home in three here as a seasonal or second home, so if you close yours up in April you are in good company on your street.
That also means a lot of empty houses standing through a Florida summer at once. We are based in Cape Coral, fifteen minutes away, and we drive this corridor every week.
Canal homes with Gulf access
A large share of the homes here sit on water with a run out to San Carlos Bay. That adds a dock, a lift and often a sea wall to what needs looking at, on top of the house itself.
At the foot of the Causeway
Condos and homes at the mainland end of the Sanibel Causeway, right on the water. Salt air and wind work hard on everything outside here, and nobody notices while you are away.
The older streets off McGregor
Mature lots, bigger trees and older plumbing. A slow leak under a sink or a failed AC does its damage quietly, which is exactly what a weekly look inside catches.

What we check at your Iona home
Every visit is the same full inspection, 35 checks in nine categories, inside and out. Not a drive-by, not a look through the window.
- Water, leaks and plumbing, inside and out. Running toilets are the most common cause of damage in an empty house
- AC, humidity and mold risk. An AC that quit three weeks ago is the expensive one
- Dock, boat lift and sea wall on waterfront homes, from your property
- Pool, cage and lanai, and the screens after wind
- Doors, windows, security and mail piling up where people can see it
- Lawn, irrigation and the exterior, including salt on fixtures and rails
- Electrical basics and anything left running
Close by, and quick to respond
A home watch service is only as good as how fast it can act. A running toilet can go for a week before anyone notices, and that week is where the damage comes from. Iona sits just over the bridge from our base in Cape Coral, so when we find something we can be on it the same day, not at the end of the week.
Any company can email you a checklist. Every visit here ends with dated photos and the location, so you see the house itself instead of a row of checkmarks, and you know who was in it.
Whether it is a vacation home you use a few weeks a year or a house that sits vacant all summer, the inspection is the same. Only the schedule changes. See an example report before you decide.

Home watch in Iona, answered
Weekly or bi-weekly, whichever fits how you use your home. Let us know when you are staying at the house and we pause those visits, under the terms in your agreement, so they resume when it is empty again.
Yes, every visit, inside and out. A drive-by tells you nothing about a running toilet or an AC that stopped three weeks ago, and in a closed-up house those two do the most damage.
Yes, the whole 33908 corridor, from the McGregor side across to Summerlin and down to the foot of the Sanibel Causeway. Not sure if we reach your street? Send us the address and we will tell you straight away.
Yes, on every visit to a waterfront home we walk the water side too: the sea wall, the cap, the dock boards, the boat lift and the lines. We photograph anything that has changed since the last visit, so you see it developing instead of discovering it.
This is a visual check from your property, not a structural survey. Anything that needs a licensed pro, we tell you and coordinate on your approval.
A photo report by email, dated, with the location and the name of the person who did the visit. Any company can email you a checklist. You get to see the house itself. Everything is also stored in your owner dashboard, which opens in January 2027.
An authorized member of our own trained team, not a subcontractor who is different every week. Every report shows who completed the visit.
Many homeowners policies have a vacancy clause, and some ask for proof that an empty home was being looked after. We cannot speak for your policy, so read it or ask your agent. What we can give you is a dated photo report after every visit, which is the kind of record owners get asked for after a claim. Our reports are visual property records, not licensed inspections, and they do not guarantee coverage or claim approval.
It depends on the home: the type, the size, whether there is a pool, a dock or a sea wall, and where it sits. So we come and look first. Maarten walks the home with you, we block 90 minutes and often it takes less, and afterwards you get the plan and the price in writing with the reasoning next to the number. No obligation. See how pricing works for what sets the rate.
