Home watch in Cypress Lake
Of everywhere we work, Cypress Lake is the closest to our base in Cape Coral. Under ten minutes. Weekly or bi-weekly visits, with dated photos after every one.

Condos, villas and the quiet streets off McGregor
Cypress Lake sits in south Fort Myers between McGregor Boulevard and US 41, around Cypress Lake Drive. It is less waterfront than the rest of our area and more condo, villa and golf community, and about one home in five here is a seasonal or second home according to census estimates.
It is also the shortest drive we make. From our base in Cape Coral we are here in under ten minutes, which is why a same-day visit is realistic rather than a promise on a website.
Condos and villa communities
A lot of what sits empty here is a unit rather than a house. The association looks after the grounds and often the roof, but nobody opens your front door. That part is on you, or on us.
Around the golf course
Established single-family streets with mature planting. Irrigation, the pool cage and the screens need an eye, and the homes are old enough that the plumbing deserves one too.
East of the Trail
Smaller, older homes on quiet streets. A failed AC in July turns into a mold problem long before anyone drives past and notices anything from the curb.
If your home is in an association
A condo or villa association takes care of the outside: the grounds, the paint, often the roof. That is real, and it is also where most owners stop thinking about it.
What it does not cover is the inside of your unit. Nobody on the association walks in to see whether the AC is still running, whether the water heater is leaking into the closet, or whether a toilet has been running since March. That is the damage that shows up on your bill, not theirs.
We go inside, every visit, and send you dated photos. See what we check, and what we leave to a licensed pro.

What we check at your Cypress Lake home
Every visit is the same full inspection, 35 checks in nine categories, inside and out. The same standard for a condo as for a house, because the same things go wrong.
- Water, leaks and plumbing. Running toilets are the most common cause of damage in an empty home
- AC, humidity and mold risk. An AC that quit three weeks ago is the expensive one
- Pool, cage and lanai, and the screens after wind
- Doors, windows, security and mail piling up where people can see it
- Lawn and irrigation where it is yours to maintain, and the exterior around your unit
- Pests and anything that has found its way in
- Electrical basics and anything left running
The shortest drive we make
A home watch service is only as good as how fast it can act. A running toilet can go for a week before anyone notices, and that week is where the damage comes from. Cypress Lake is the closest area we serve, so when we find something we can be on it the same day.
Any company can email you a checklist. Every visit here ends with dated photos and the location, so you see the home itself instead of a row of checkmarks, and you know who was in it.
Whether it is a condo you use a few weeks a year or a house that sits vacant all summer, the inspection is the same. Only the schedule changes. See an example report before you decide.

Home watch in Cypress Lake, answered
Weekly or bi-weekly, whichever fits how you use your home. Let us know when you are staying and we pause those visits, under the terms in your agreement, so they resume when it is empty again.
Yes, every visit, inside and out. A drive-by tells you nothing about a running toilet or an AC that stopped three weeks ago, and in a closed-up home those two do the most damage.
Because the association looks after the outside, not the inside of your unit. Nobody from the association walks in to check whether the AC is still running or whether a supply line is weeping behind a cabinet. The water damage that follows is yours, and so is the deductible.
Yes, the whole 33919 area and the streets around it. Not sure if we reach yours? Send us the address and we will tell you straight away.
A photo report by email, dated, with the location and the name of the person who did the visit. Any company can email you a checklist. You get to see the home itself. Everything is also stored in your owner dashboard, which opens in January 2027.
An authorized member of our own trained team, not a subcontractor who is different every week. Every report shows who completed the visit.
Many homeowners policies have a vacancy clause, and some ask for proof that an empty home was being looked after. We cannot speak for your policy, so read it or ask your agent. What we can give you is a dated photo report after every visit, which is the kind of record owners get asked for after a claim. Our reports are visual property records, not licensed inspections, and they do not guarantee coverage or claim approval.
It depends on the home: the type, the size, whether there is a pool, and where it sits. A condo is usually simpler than a single-family home, and that shows in the rate. So we come and look first. Maarten walks it with you, we block 90 minutes and often it takes less, and afterwards you get the plan and the price in writing with the reasoning next to the number. No obligation.
