What does home watch cost in Florida?

It is a fair question, and most home watch sites answer it with a quote form. This page gives you a real answer instead.

You get two things here. First, what companies in Southwest Florida publish as their own rates, so you know where the market sits. Second, the logic behind those numbers, so you can tell a fair rate from a cheap one.

Suncoast Property Care does not publish rates. The reason is further down this page, and so is the way to get a number for your own home.

The market range

What the market charges in Southwest Florida

The figures below come from our own competitor research in Southwest Florida, carried out in August 2026. They are drawn from rates that other companies publish openly on their own sites.

Read them as market figures, not as our rates. Nothing in this band is an offer, a quote or a promise about your home.

  • Per visit, standard single family home. Roughly $22 to $75. Most of the published rates sit between $40 and $55.
  • Per visit, smaller condo. Roughly $22 to $45.
  • Monthly package with bi-weekly visits. Around $75 to $160.
  • Monthly package with weekly visits. Around $150 to $350.
  • Larger waterfront homes above 4,500 sq ft. These run up to $300 to $600 per month.

Treat this as orientation and nothing more. These are other companies' published rates, and what sits inside a visit differs widely from one company to the next.

Two rates that look alike can buy very different work. A low rate often means a shorter visit or a more surface-level check, and that difference almost never shows up in the number itself.

Why a price comparison on its own misleads

Six questions to ask before you compare two rates

A rate by itself tells you very little. Ask every company these six questions, including us, and the numbers start to mean something.

  • How often does someone actually come? Weekly and bi-weekly are not the same service at a different price. A monthly figure only makes sense once you know how many visits sit behind it.
  • How long does a visit take? A walk around the outside takes a few minutes. A full interior and exterior check takes far longer, and the rate has to carry that time.
  • What does the check cover, and is it written down? Ask for the list. A company that works from a fixed list can show you exactly what was looked at, in the same order, every time.
  • Do you get a report with photos? A report turns a visit into something you can check yourself, from wherever you are. Without one, you are paying for a promise that somebody was there.
  • Is the company insured and bonded? Someone is letting themselves into your empty home. Ask for proof, and ask whether the cover applies to everyone who holds a key.
  • Is the company accredited, and who actually walks through the house? Home watch is not a licensed trade in Florida, so accreditation is one of the few outside checks that exists. Ask whether the work goes to trained staff or to a subcontractor you never meet.

Once you know what a visit should contain, the rate itself follows six things. No two homes ask for the same time and attention, which is why a published table would be wrong for most readers.

Home type

A condo has one entry. A single family home has a yard, a roof line and doors on four sides.

Square footage

More rooms mean more ceilings, faucets and windows to look at, on every visit.

Pool or waterfront

A pool, a cage, a dock or a sea wall each add checks to the list.

Chosen frequency

How often we come sets how many visits land in a month, and how much ground each visit covers.

Distance from Cape Coral

Drive time is part of the visit and part of the day.

Included coordination time

Meeting vendors, sorting mail and handling access is planned into the rate up front.

What one visit includes

What sits in every visit at Suncoast Property Care

A rate only means something next to the work behind it. Here is what one completed visit contains, on every schedule we run.

  • The full inspection. 35 checks in nine categories, visual and non-invasive, on every completed visit. Home Watch is defined as a visual inspection of a home or property, looking for obvious issues.
  • A photo report after every visit. Each report carries geolocation, so you can see where the photos were taken. It also names the person who did the visit.
  • Storm monitoring. Included for every active client, on any schedule. Active clients receive a documented priority check before an announced storm and an additional post-storm visit as soon as conditions and local access safely allow.

We do not carry out damage inspections, structural reviews, roof checks or insurance inspections. We cannot promise that every piece of storm damage will show up, and we cannot name an exact hour after a storm.

Cost questions, answered honestly

That depends on your own situation, and it is a question for your tax advisor. We do not give tax advice, and you should be careful with any company that does.

What we can do is keep the paperwork clean and easy to hand over. Visits are billed monthly based on the visits actually completed.

A home inspection is a licensed, one-time survey, usually around a sale. The inspector opens panels, tests systems and reports on the condition of the building itself.

Home watch is a recurring visual check while you are away. Home Watch is defined as a visual inspection of a home or property, looking for obvious issues.

We cannot answer that for your policy, and that is a question for your insurer rather than for us. Some insurers set conditions for homes that sit empty for longer stretches, and those conditions differ per policy.

Read your own policy or ask your agent. If a check schedule matters to your insurer, a dated photo report gives you a record of what was looked at and when.

Because the word "visit" is not defined anywhere. One company counts a drive-by. Another counts a full interior walk with a written report, and charges for the time that takes.

Frequency, home size, drive distance and the report all sit inside that single number. Comparing two rates without those details is guesswork.

We quote per home, because a table would hand you a number that is probably wrong for yours. Tell us about your home and how often you are away, and you get a written quote within one business day.

The quote comes with the reasoning next to it, and there is no call and no obligation. Rates are reviewed once a year. Any change is communicated at least 30 days in advance.
