The things owners ask most, in one place. Cannot find it? Send us a note and we will answer honestly.
Home watch is a recurring visual inspection of your home while you are away, looking for obvious issues. See exactly what we check, or read the longer answer on what home watch is.
Yes, every visit, inside and out. A drive-by tells you nothing about a running toilet or an AC that stopped three weeks ago, and in a closed-up Florida house those two do the most damage.
Weekly, bi-weekly or as-needed, whichever fits how you use your home. Compare the plans.
We handle small things and coordinate licensed contractors for anything specialist, always on your approval. We do not do licensed trade work ourselves.
An authorized member of our own trained team, not a subcontractor who is different every week. Every report shows who completed the visit, and only authorized Suncoast team members have access.
Securely, set up during onboarding. You say who is allowed in. Access details are kept private and used only to carry out your visits.
Yes. We are insured and bonded, and an NHWA-accredited home watch business. Ask us for the documents and we will send them. The NHWA accredits home watch services only.
It depends on the home: the type, the size, whether there is a pool or waterfront, and where it sits in our area. So Maarten comes and looks at the home first, walks it with you, and afterwards you get the plan and the price in writing, with the reasoning next to the number. No obligation. You can read how pricing works first, or compare typical home watch costs in Florida.
Visits are billed monthly based on the visits actually completed.
Because a table would hand you a number that is probably wrong for your home. Two homes on the same street can sit an hour apart in work once you count a pool, a dock and a large yard. A number given over email is a guess, and guesses get corrected later, usually upward. Looking first means the number you get is one that holds.
We block 90 minutes so nobody is rushed, and often it takes less. You do not need to prepare anything.
Yes, six months to start, then it is month to month, so you can cancel anytime after that.
No. Outside vendor invoices are passed through at the amount billed, with receipts. We charge only a separately stated coordination fee.
Yes, for all active clients including as-needed, at no extra charge. See storm monitoring.
Yes, as a separate paid add-on by quote, such as shutters and outdoor furniture. Book early, since capacity is limited during hurricane season.
Yes, a photo report by email, dated, with the location and the name of the person who did the visit. Any company can email you a checklist. You get to see the house itself. Everything is also stored in your owner dashboard, which opens in January 2027.
Many homeowners policies have a vacancy clause, and some ask for proof that an empty home was being looked after. We cannot speak for your policy, so read it or ask your agent. What we can give you is a dated photo report after every visit, which is the kind of record owners get asked for after a claim.
No. Suncoast home watch reports are visual property records. They are not licensed home inspections or insurance inspections, and do not guarantee coverage or claim approval.
We would rather give you an honest answer than a vague one. Send a note and we will get back to you within one business day.
