What sets the price for your home

No two homes ask for the same amount of time and attention per visit. Six things shape what your home needs, and together they set your rate.

Home type

A condo has one entry and shared walls. A single family home has a yard, a roof line and doors on four sides, so the walk around takes longer.

Square footage

More rooms mean more ceilings, faucets and windows to look at. A larger home takes more minutes per visit, every visit.

Pool or waterfront

A pool, a cage, a dock or a sea wall each add checks to the list. Salt air and standing water also ask for a closer look.

Your chosen frequency

How often we come sets how many visits land in a month. A longer gap between visits also leaves more ground to cover each time we are there.

Distance from Cape Coral

Drive time is part of the visit. A home near the edge of our area takes a bigger slice of the day than one a few streets away.

Included coordination time

Some owners want us to meet vendors, sort mail and handle access. We plan that time into the rate up front, so it does not turn into surprise charges later.

How billing works, and what you can add

How billing works

  • Visits are billed monthly based on the visits actually completed.
  • Your total follows your year. Let us know when you are staying at the home and we pause those visits, under the terms in your agreement, so they do not reach your invoice.
  • Your rate is confirmed in writing before the first visit.

Terms, in plain words

  • Six months to start, then month to month.
  • Rates are reviewed once a year. Any change is communicated at least 30 days in advance.
  • If your home changes, tell us and we look at the quote again. You see the new number before it applies.

Outside vendors, and what you actually pay

Now and then your home needs a plumber, a pool company or a lawn crew. We do not do that work ourselves. We arrange it, and we are there when they arrive.

We pass through outside vendor invoices at the amount billed by the vendor. Suncoast Property Care charges only its separately stated coordination fee.

You get the original receipt with every invoice we pass through. That way you can see the vendor's own number next to ours, on the same page.

Pricing questions

Pricing, answered honestly

Because a table would hand you a number that is probably wrong for your home. Two homes on the same street can sit an hour apart in work once you count a pool, a dock and the drive. A short intake gives you a number we can stand behind, with the reasoning next to it. That is worth one business day of waiting, and you are free to walk away after you read it. You fill in the quote form with the city your home is in, the home type and how often you are away. We look at the property details, check the drive from Cape Coral and note things like a pool, a dock or a large yard. If we need the address or the square footage, we ask for it in our reply. Then we send a written quote with the schedule we think fits your situation. For larger or unusual homes we ask for a short property review on site first.

We reply within one business day. That reply is the quote itself, not a request to book a call. If we need one more detail from you, we ask for it in the same message.
