We completed the full inspection inside and out. Everything is in normal condition except two items below, which are not urgent but worth keeping an eye on.
Noted: Minor pooling at the northeast corner after Tuesday’s rain. It is draining slowly and there is no sign of intrusion at the wall or slab. Not urgent. We will re-check drainage on the next visit and flag it if it persists.
Noted: The guest bathroom toilet runs intermittently. We confirmed the shut-off valve works, so it can be closed if needed. This is a worn flapper valve, an easy fix. We recommend a plumber replace it; we can coordinate that for you if you would like.

Yes. There is one inspection standard. Weekly, bi-weekly and as-needed visits all follow the same checklist and produce the same report. Only how often we come is different.
It is flagged in the report with photos and a short note on what we saw and what we would do. We contact you with the options and only move forward once you approve. If an outside vendor is needed, their invoice is passed through at the amount they billed.
Owners often keep the reports as documentation that the home was inspected regularly while they were away. It is not a licensed inspection and we cannot speak for your policy, so ask your insurer what it requires from you during an extended absence.
