Home watch in Charlotte County
Punta Gorda, Punta Gorda Isles, Charlotte Harbor and Port Charlotte. Canal homes on seawalls, a lot of them closed from spring to fall. We walk them on a fixed rhythm and you get dated photos after every visit.

Canal homes, seawalls and a long empty season
Charlotte County is water country. In Punta Gorda Isles alone there are more than three thousand homes used seasonally, most of them on a canal with a seawall and a dock. Those three things keep working whether anyone is home or not, and they are the three that cost the most when a problem has been sitting for four months.
So the inspection here is the same full inspection we run everywhere, with the local reality on top: the seawall and the dock get looked at, the lift gets looked at, and the salt air on anything metal gets photographed so you can see it change between visits instead of hearing about it in October.
We cover Punta Gorda, Punta Gorda Isles, Charlotte Harbor and Port Charlotte. It is reached from the north side of Cape Coral and the route is toll free, which keeps it simple and keeps it out of your invoice.
What we check in your home
The same full inspection on every completed visit, 35 checks in nine categories, visual and non-invasive. On a canal home the waterside gets its own attention.
- Water and leaksUnder sinks, around the water heater, toilets, and anywhere a stain was not there last time
- AC, humidity and mold riskRunning, set correctly, draining, with the indoor temperature and humidity written down as numbers
- Seawall, dock and liftThe waterside of the property, photographed so you can see it change between visits
- Pool and lanaiWater level, pump, cage and screens, and what the summer rain did to all of it
- Pests and exteriorEntry points, wasp and ant activity, and the condition of the outside of the house
- Doors, windows and securityLocked, closed, undamaged, and any sign that someone has been there
- Lawn and irrigationWhether the yard still looks lived in, and whether the sprinklers are doing their job
- Mail and entryNothing piling up at the door to announce that the house is empty
- Plumbing and electrical basicsTraps run so they do not dry out, breakers checked, and anything left running switched off
Close enough to act on the day
A home watch service is only worth what it can do on the day something is wrong. A running toilet can go for a week before anyone notices, and that week is where the damage comes from.
Charlotte County is reached from the north side of Cape Coral, toll free, and it sits on our northbound route rather than being a trip out of the way. When we find something we can be back on it quickly, and we tell you the same day.
You always know who walked through your house. Every inspection is logged with geolocation as proof it happened on site, and every visit follows the NHWA definition of home watch.

Home watch in Charlotte County, answered
Punta Gorda, Punta Gorda Isles, Charlotte Harbor and Port Charlotte, plus the streets around them. Send us the address and we will tell you straight away how we cover it and who would be doing your visits.
Yes. On a canal home the waterside is part of the visit: the seawall, the dock and the lift, photographed each time so you can see the condition change rather than hear about it when you land. We do not carry out structural or marine surveys, and if something needs a specialist we tell you and help you line one up.
Weekly or bi-weekly, whichever fits how you use the home, and there is an as-needed schedule for owners who want a visit now and then. Tell us when you are staying at the house and we pause those visits under the terms in your agreement.
A photo report by email the day of the visit, dated, with the location and the name of the person who did the walk. Not a list of ticks, but the house itself. You can see an example report before you decide anything.
You get photos and clear options, and nothing is arranged until you say yes. If the job needs a licensed pro we find one, bring you the quote and let them in. Outside vendor invoices are passed through at the amount the vendor billed, with the receipt attached.
Send us the address, we will take it from there
Leave your details and pick a time that suits you. We come by, walk the home with you for about 90 minutes, and afterwards you get the plan and the price in writing, with the reasoning next to the number. No obligation.
