Key holder service

Someone local who can open the door

You do not need a weekly inspection, you need a person nearby who can let someone in. A contractor, a cleaner, a delivery, or family arriving before you do. We hold the key, we open up, and we lock the house behind them.

This is access only, not home watch. Insured, bonded and background checked.

What it is

A key, held locally, and used when you say so

Plenty of owners in Cape Coral and Fort Myers have no need for a weekly walkthrough. The house is fine. What they do not have is someone three minutes away who can let the pool guy in on a Thursday.

That is all this is. We keep your key or your entry code on file, under the same handling rules we use for every home watch client. When you tell us someone is coming, we are there to open up, we stay or we lock up afterwards, and you get a short note with the date, who came in and what for.

There is no inspection and no report on the state of the home. If you want that, you want home watch, and the two can run side by side.

The honest edges

What you get, and what you do not

We would rather you know this before you call than after.

What is included

  • We hold your key or entry code, logged and handled the same way as for every client
  • We open the home for the person you name, and lock up when they leave
  • We stay on site while they work if you want us to
  • A short note after each visit: the date, who was let in and what for
  • One local number to call, with a name attached to it

What is not included

  • No inspection of the home and no photo report on its condition
  • No AC, humidity, pool or leak checks. That is home watch
  • No emergency call-out service and no promise of same-hour response
  • We do not find or vet the contractor for you. You decide who comes
  • We do not carry out repairs ourselves

How it is billed: a yearly or monthly fee for holding the key, and the time we actually spend at the home on top of that, per visit. Both numbers are confirmed with you in writing before anything starts, and nothing lands on an invoice that you did not agree to first.

How it goes

Three steps, and then it is routine

1

We meet at the house

We come by once, you show us the door, the alarm and anything we should know. We take the key or the code and write down how your home works.

2

You tell us who is coming

An email or a text is enough. Give us the day and who to expect, and say whether you want us to wait there or just open and come back to close.

3

You get a note the same day

Date, name, reason, and the time we locked up again. Short, dated and filed, so months later you can still see who was in your house.

Common questions

What owners ask about key holding

Yes. This is a service on its own, not an add-on. Some owners live close enough to check the house themselves but still need someone nearby who can open the door during the week. That is what this is for. You can take it without any home watch plan.

Keys and codes are stored under the same rules we use for every client: locked, labelled by reference rather than by address, and signed out to one named person for one visit. Everyone who handles them has been background checked. We log every time a key leaves and comes back.

That is your call, and it changes what the visit costs. For a short delivery we usually open, wait and lock up. For a half-day job you can either have us stay on site, or have us open in the morning and come back to close. Tell us which you want when you book it.

We will do what we can, but we will be straight with you: this is a planned access service, not an emergency call-out. Our days are routed in advance. The more notice you give us, the more certain the answer is. If you need someone on call around the clock, we are not the right fit and we will say so.

Yes, and it is a common move. Owners often start with key holding and add weekly or bi-weekly visits once they are away for longer. We already know your home by then, so there is nothing to set up again. Have a look at the three schedules.

Get started

Tell us about your house and your week

Send us the address and a line about how often you expect someone to need the door opened. We come back with the terms for your home, in writing, and you decide from there. No obligation and no walkthrough needed first.

If it turns out you want eyes on the house as well, say so and we will quote home watch next to it so you can compare the two.
