What NHWA accreditation means, and what it does not

Suncoast Property Care is an NHWA-accredited home watch business. The National Home Watch Association, or NHWA, is the trade body for home watch in the United States and Canada. To be accredited, a company is checked on its insurance, its background and its ethics.

That is worth something when you are choosing who looks after your home. It is not a promise that nothing will go wrong. This page explains what the standard covers, and where it stops.

What the NHWA is

The body behind the badge

Home watch is not a licensed trade in Florida. Anyone can print a flyer and start checking homes tomorrow. That is why the NHWA exists.

The NHWA sets a standard for the industry and accredits the companies that meet it. To be accredited, a business must show proof of insurance, pass a background check, and commit to the NHWA standards for ethics and professional practice. The badge runs for a set period, so it has to be kept current, not earned once.

The point is simple. It gives an owner who is comparing two companies something real to check, instead of a friendly phone call.

The official definition

What home watch is, by the book

Home Watch is defined as a visual inspection of a home or property, looking for obvious issues.

That is the NHWA's own wording, and it is worth reading twice. Visual means we look. We do not open walls, pull panels or take equipment apart.

Obvious issues means what a trained eye can spot on site. Water on a floor, a stain on a ceiling, an AC that has stopped, a screen that has come loose. We record what we see, with photos, and we tell you the same day.

A licensed home inspection is a different job, with a different goal. It is a full, one-time survey of a building's condition, done by someone licensed to do it. Most owners order one when a home changes hands.

Home watch works the other way around. It is a short check, repeated on a schedule, so a small problem gets caught while it is still small.

What accreditation does not mean

Where the standard stops

This is the part most companies leave out, so we will be direct about it. The badge tells you something real. It does not tell you everything.

  • It is not a guarantee against damage. A pipe can still fail between two visits. What it says is that we work to a standard, not that Florida will cooperate.
  • It is not a licensed home inspection. Our visits are visual and non-invasive. We do not judge the structure, the roof, or the state of systems behind a wall.
  • It is not an insurance inspection. Our reports are not written for an insurer. They do not decide anything about your coverage or a claim.
  • It says nothing about other services. Cleaning, filter changes and arranging a contractor are not home watch. The badge does not cover them, and we will not pretend it does.
  • It has an end date. The badge has to be renewed to stay valid. Ours runs through May 5, 2027.

How to compare providers

Five questions worth asking anyone

If you are choosing between home watch companies, the brochures will sound alike. These questions get you past that. Ask them to us as well, and compare the answers.

  • Are you insured and bonded? Ask for proof, not a yes. Someone is entering your home while you are a long flight away.
  • Are you accredited, and by whom? Ask which body, and ask when it runs out. A date you can check is worth more than a logo.
  • What do I receive after each visit? A report with photos and a time stamp is proof. A text saying all good is not.
  • Who comes to my home, and how do I know? You should see the name of the person who did the visit, on the report itself.
  • What happens when you find something? You want to hear that they call you first, with options, and wait for your decision.
How we meet the standard

What that looks like at your home

A standard only counts if you can see it in the work. Here is how ours shows up.

  • One inspection standard. Every completed visit is the same run of 35 checks in nine categories, visual and non-invasive. Weekly, bi-weekly or as-needed changes the schedule, never the checks.
  • The nine categories. Water and leaks, AC and humidity, pool and lanai, pests and exterior, doors, windows and security. Then lawn and irrigation, mail and entry, plumbing and drains, and electrical basics.
  • A photo report after every visit. It carries the date, the geolocation of your property and the name of the person who did the walk. You do not have to ask for it.
  • Insured and bonded. Both are in place, and we will send you the documents if you want to see them.
  • Authorized access only. Your access details are set up during onboarding, and used by authorized team members for your visits and nothing else.
