Handing over a key is a decision about trust. This page covers who we are, how we get into your home, what we do once we are inside, and where our work stops.

I own Suncoast Property Care and I live here in Southwest Florida, close enough to most of the homes we watch that I can be at the door the same day if something is wrong. That is the whole reason I keep the service area tight.
Before this I spent twenty years in the hotel industry. That is where I learned to see a problem in a building before anyone complains about it: the stain that was not there last week, the smell near a drain, the air handler that sounds a little different than it did. It is the same eye I use in your home.
I still do most of the inspections myself. The rest are done by the trained local team around me. They work to the same inspection standard and report in the same format, so your file reads the same no matter who was at the door, and everyone who can open your home has been background checked.
The team grows as the number of homes grows, and not faster than that. It is deliberate. The standard has to hold.
This is the part owners worry about most, and rightly so. You are handing a key to someone you have met once. Here is exactly how that is handled.
A house in Southwest Florida keeps working when nobody is in it. Humidity builds up, seals give out, a supply line starts to drip, a pool pump quits.
Most of that is small in week one and costly by week six. An owner in another time zone has no way to tell the two apart.
Suncoast Property Care exists to close that gap. It does so with a routine rather than a promise: one standard, a set schedule, and a written record of every visit.

The way to judge a home watch company is to look at what it actually does. So here is the list.
Home watch is a visual inspection of a home, looking for obvious issues. We keep it that way on purpose. A company that inspects, repairs, cleans and rents out the same house has a reason to find work. We would rather keep the inspection separate from the invoice.
Suncoast Home Watch reports are visual property records. They are not licensed home inspections or insurance inspections, and they do not guarantee coverage or claim approval.
Suncoast Property Care and Florida First Class Villas are separate companies that share people. If you know the one team, you already know the other.
They do different jobs, and we keep it that way. We watch your home while it is empty. If you also want it earning when you are not using it, Florida First Class Villas handles full vacation rental management on Airbnb, Vrbo and Booking.com. You can use one of us, or both, with a separate contact and a separate invoice for each.
Two pages show more than this one can. The example report walks through a full visit, photos and geolocation included. The NHWA accreditation page sets out what an NHWA-accredited home watch business has to meet, and what the accreditation does not cover.
The NHWA accredits home watch services only.
Tell us where the home is, what type of home it is, and how often you are away. We reply within one business day, and we confirm the rate after a short property review. There is no obligation.
